LEGAL DESCRIPTION:  The East Half of the Northeast Quarter (E1/2NE1/4) in Section Six (6), Township Nine (9) North, Range Two (2) West of the 6th P.M., York County, Nebraska.  Selling as 80 acres more or less.  These are approximate acres pending survey.

LOCATION:  From Hwy 81 and I-80 interchange, go south 2 1/2 miles then one mile east.

SOILS:  Hastings silt loam 0 to 1%, Hastings silty clay loam 3 to 7% eroded, Uly-Hobbs silt loams 11 to 30%, Butler silt loam 0 to 1% and Geary-Hobbs silt loams, 0 to 30%.

GENERAL INFORMATION:  The FSA records approximated there are 74.7 cropland acres and 70.02 base acres.  The approximate feed grain base is 55.27 acres, corn; 8.43 acres, grain sorghum and 6.32 acres, soybeans.  All farm producers with interest in the cropland must make a unanimous election in 2021 or either ARC-CO or PLC on a crop-by-crop basis; for all covered commodity base acres on a farm.  This election will apply to the farm for 2021 through 2023.  Program election changes are permitted in crop years 2021, 2022 and 2023.  Wetland determinations not complete.  HEL determinations not completed for all fields on the tract.

REAL ESTATE TAXES:  The 2020 tax estimation is $6,161.88.  The 2020 taxes and all prior years will be paid by seller.  Buyer will be responsible for 2021taxes.  Current Parcel ID #930008529.  Seller will pay to have acres surveyed into new parcel.

WELL INFORMATION:  NRD well log registration number is G047565, well depth of 221’, pumping depth of 120’, static level of 85’ and 1300 gpm.  This well log shows a completion date of 8-26-1974.  Selling with the farm is a Reinke 8-tower pivot with well, no power unit or drive shaft included.  80hp 6.5 gearhead (US), pivot box hours show 18392, rotators, standard tires, end gun.  Pivot stop NOT included.  Auto stop currently on pivot does not sell, see below.

REIMBURSEMENTS:  Tenant has already applied nutrients on this farm.  New buyer will reimburse approximately $2,298.91 to current tenant at closing.  Also, the T-Valve, pivot stop and auto stop aim on pivot could be purchased from tenant at closing for $2,150.00.

POSSESSION:  Full possession March 1, 2021.
