LEGAL DESCRIPTION:  The East Half of the Southeast Quarter (E1/2SE1/4) of Section Twelve (12), Township Ten (10) North, Range Four (4) East of the 6th P.M., Seward County, Nebraska.  Selling as 65 +/- acres. 

LOCATION:   From I-80 Exit #382, go 1 1/2 miles north to Adams Rd then 1 mile east to 140th Street.

SOILS:  Predominately Yutan silty clay loam 6 to 11%, Aksarben silty clay loam 2 to 6%, Nodaway silt loam, occasionally flooded and Aksarben silty clay loam 6 to 11%

REAL ESTATE TAXES:  The 2024 taxes were $3,479.09.  The 2025 taxes and all prior years will be paid by seller.  Buyer will be responsible for 2026 taxes.  Parcel ID #800000935.

GENERAL INFORMATION:  The FSA records indicate there are 66.65 cropland acres and 66.60 base acres.  The feed grain base is 33.30 acres, corn and 33.30 acres, soybeans.  Wetland determinations not complete.  HEL field on tract.  Conservation system being actively applied.

The successful bidder will be required to enter into a legally binding purchase agreement with 25% earnest deposit down the day of auction payable to Green Realty & Auction Trust Account.  Balance due in full with certified funds on or before January 12, 2026.  Title insurance will be provided guaranteeing free and clear title with the costs of the insurance and escrow closing fees to be split equally between buyer & seller.  Buyer Broker fee of $550.00 will be charged at closing to buyer.
