All bins have air floors.  Leg is 2,000 bu actual per hour with 50+ bu pit.  Scale is certified by State and approx. 10’x 45’.  Office building is approx. 30’ x 30’.  The hyd grain probe is also included in this sale.  Dryer has not been used in several years.

THIS IS SELLING AS 2 SEPARATE TRACTS, NO COMBINATIONS TO BE OFFERED.  The successful bidder will be required to enter into a legally binding purchase agreement and make an earnest deposit of 20% of the total purchase price the day of the auction payable to Green Realty & Auction trust account and pay the balance in full with certified funds on or before October 10, 2016.  The successful bidder will also be required to sign a purchase agreement with the following conditions:  NON-COMPETE CLAUSE.  The non-compete clause reads as follows:  Each buyer and future buyer shall enter a non-compete agreement with Central Valley Ag (and Central Valley Ag future companies) whereby the buyer and or future buyer agrees to not use the property for commercial business operations in the purchasing, handling, and storage of grain, sale of agriculture or commercial chemicals and pesticides, sale of agriculture or commercial fertilizers and soil conditions, sale of any seeds used in production agriculture, sale of refined fuels – including propane and related goods, sale of animal feed and related goods and services.  “As is” conditions relating to structure, ground and contents.  No removal or testing of any type will be offered in the “As is” condition.  All of the above mentioned purchase agreement terms extend to the life of the property and bind to any and all purchasers.

Title insurance will be furnished guaranteeing good title.  Title and escrow closing costs to be shared equally between buyer and seller.  2016 taxes to be prorated to date of possession.  Immediate possession to be given upon deposit of earnest money.  Property will sell AS IS WHERE IS with no warranties or guarantees either expressed or implied by broker or seller.  Property sells subject to seller confirmation.  Any announcements made day of auction take precedence over any printed material.  Green Realty & Auction and their associates are representing the sellers only as their agent.
